Three Legacy Town Center is in the early stages of construction. Once completed it is going to continue to stimulate a surge of growth for the business community in this area. The 156,000 square foot complex is underway and should be ready for occupancy as early as next May. Located near the North Dallas Tollway on Tennyson Parkway and Bishop Road, the six-story office building was designed by Dallas architectural firm Good Fulton & Farrell.
CarrAmerica Realty Corp. and J.P. Morgan Asset Management have partnered up as the developers of Three Legacy Town Center. The two companies “have been partners for some time” and saw an opportunity to build in Legacy, said Jeff Pace, CarrAmerica's managing director for Texas.
“We believe we are developing in the sweet spot of this market,” Mr. Pace said. “It's a very attractive location with a low office vacancy rate. What really sets it apart is the mixed-use environment,” he said.
Legacy Town Center continues to shine as one of the most successful developments in the Dallas area, one of the first to combine shops, restaurants, apartments, office space and hotels in Plano. “Having all these offices around us brings more customers for our retailers,” said Fehmi Karahan, of Legacy Town Center retail village.
The road expansion continues…
There is a lot of construction activity underway throughout the Legacy Community:
Town Center North: Construction continues on Bishop Road with completion anticipated in the Fall 2005. Retail expansion has also begun with a target completion date for the first phase in the spring of 2006.
Dallas North Tollway: The frontage roads are widening through Legacy (between Spring Creek Parkway and Headquarters Drive) to add a third lane in each direction. Right-turn lanes are also being added at Tennyson and at Headquarters to ease traffic flow. This project also includes the widening of Legacy Drive’s entrance approaches to the Tollway as described below:
SH-121 to Eldorado– Main lanes and ramps, along with the southbound frontage road north of Frisco’s Main Street, are all under construction on an accelerated schedule– could be completed as early as September 2007.
Eldorado to US-380– A full freeway has been design and the contract is scheduled to be awarded in July 2005, with an expected completion date in September 2007– the same as the abutting section to the south.
Access North of Legacy Drive– City of Plano and the NTTA and studying ways to improve ramp access to and from the north. More information to come.
Legacy Drive:
Westbound Legacy Drive at Dallas North Tollway– Construction is underway to add a second westbound left-turn lane for turns to the southbound frontage road. A right-turn lane to westbound Legacy Drive for turns to the northbound frontage road long with the three remaining through lanes is scheduled for completion late summer 2005.
Preston Road at Legacy Drive– Funds for at-grade improvements to ease traffic flow through the Preston Road/Legacy Drive intersection were approved in the May 2005 City of Plano bond program. Construction date is yet to be determined.
Hedgcoxe Road– The City of Plano has begun design to increase the left-turn stacking for traffic on eastbound Legacy Drive to turn north on Hedgcoxe Road. Construction date is yet to be determined.
Parkwood Drive:
Between Headquarters Drive and SH-121– Paving is essentially complete; however, no firm date has been determined for opening this section due to the construction at SH-121.
Between Spring Creek Parkway and Democracy Drive– The City has awarded a construction contract to JRJ Paving. Construction should begin in July 2005. Due to the large drainage structure requirements, construction may take nine to twelve (9-12) months, which puts a completion date at mid-to-late spring 2006.
